Please tell us about MORI TRUST CO., LTD.'s real estate business and the characteristics of the division to which you belong.
Makita
Our company is actively involved in real estate development, primarily in the central urban Tokyo districts such as Kamiyacho, Toranomon, and Marunouchi, and we own a significant portfolio of managed properties. As a comprehensive real estate developer, we are engaged in the planning, development, and operational management of a variety of assets, including office spaces and residential buildings, through large-scale redevelopment projects on extensive plots of land.
One of the distinguishing features of our business is our involvement in the hotel sector. Through the development of hotels across Japan, we aim to contribute to regional revitalization efforts and play a significant role in advancing Japan’s status as a global leader in tourism.

Within our organization, the Investment Division comprises three distinct teams: the Domestic Team, the International Team, and the Innovation Team, which specializes in startup investments. I am responsible for overseeing real estate investment activities within the Domestic Team.
In many companies, investment responsibilities are typically assigned to specific business divisions, such as the Office or Hotel Divisions. However, at our company, we do not categorize investments by business sector. Instead, we assess various property types, including offices, hotels, and residential properties, within a single department, which requires a wide breadth of knowledge and expertise.
What were some of the business challenges you faced prior to implementing REMETIS?

As a comprehensive real estate developer, our company receives property information from a variety of sources, including brokers, trust banks, and individual clients. Last year, we processed 800 cases, and this year we anticipate exceeding 1,000. Following the end of the COVID-19 pandemic, property introductions have seen a significant increase. Prior to the implementation of REMETIS, property information was manually entered and managed using spreadsheet software.
One of the main challenges we encountered was the time-consuming nature of manually inputting data from property documents, which varied widely in format. Furthermore, the accuracy of the data was compromised due to the manual nature of the process.
In addition, critical information, such as the outcomes of each project, was not being consolidated. For example, if a project was postponed or rejected, it was essential to capture the reasoning behind the decision, such as "the hotel size is inappropriate" or "the office is too far from the station." If these reasons were not properly documented, it became difficult to store and leverage this past knowledge for future projects. This situation led to information becoming increasingly siloed, and when reviewing past projects, only the individuals involved in the original decision could understand the rationale. New employees or those who had recently transferred would struggle to comprehend the reasoning behind those decisions.
Why did you decide to implement REMETIS to solve this problem?

I believe the inefficiencies associated with manual data entry, which I mentioned earlier as a challenge, can be effectively addressed.
One of the most appealing features was the ability to upload PDFs and have the data automatically populated with minimal effort.
Additionally, the fact that the map is constantly displayed was a decisive factor for me. For example, when entering an address, there may be instances of duplicate data due to discrepancies between Arabic numerals and kanji numerals. In such cases, it can be difficult to detect duplicates by examining the text alone. However, with REMETIS, the map visualization makes it much easier to visually verify whether the property has been previously introduced. It also allows for immediate identification and correction of any input errors directly from the map, which is extremely convenient.
Furthermore, I found it particularly valuable that by storing and preserving data, it becomes easier to track important metrics, such as the number of properties received from brokers and the number of successful transactions. The ability to access external information is another feature that I found highly beneficial.
How has the use of REMETIS changed your business?
Makita
First, we have been able to significantly improve our efficiency through automatic data entry. With the real estate market becoming increasingly active following the COVID-19 pandemic, we have received 1.6 times more property information this fiscal year compared to the previous year. Thanks to the implementation of REMETIS, we are no longer burdened by routine tasks such as project registration, enabling us to concentrate on more essential activities, such as evaluating projects and preparing internal reports.
The system is also very user-friendly, allowing us to store important information, such as the reasons for rejecting projects, in a data format. This has facilitated the accumulation of knowledge within the company.
As the internal knowledge base grows, even team members who were not involved in the initial project registration can now check the status of projects and understand their progress by reviewing the project information history.
Furthermore, when we were using spreadsheets, we did not conduct inventory checks of the data that had been entered. However, with REMETIS, once the information is input into the system, we are able to export it easily, allowing us to perform inventory checks as required.
In addition to simplifying the registration process, sharing information has also become considerably more efficient. Prior to the implementation of REMETIS, we had to prepare property details and maps separately for our weekly meetings. However, with REMETIS, all the information is centralized, which significantly reduces the amount of preparation needed for internal meetings, making the process much more streamlined.
I genuinely find the system to be highly user-friendly.
It seems that MORI TRUST CO., LTD. is proactively advancing digital transformation (DX), leveraging digital technologies and data. Could you please explain what role REMETIS plays in supporting the company’s DX initiatives?
Makita
First and foremost, the speed at which the system was implemented has become a prime example within the company. We also conducted a trial, and the communication with the person in charge was very smooth, allowing us to progress from consideration to implementation at a speed never seen before within the organization. Personally, I believe that one of the key factors that enabled such a smooth transition was the comprehensive manual provided by RESTAR during the implementation process.
As a result, the system has attracted significant attention within the company, and we have started receiving inquiries from other departments seeking advice on driving digital transformation (DX). Additionally, the improvements in operational efficiency, along with the tangible results achieved from implementing external services, have been officially recognized company-wide as part of our DX efforts, making a meaningful contribution to the overall advancement of DX within the organization.
